Cowlitz County Home Owners, be Aware!

If you are in a distressed situation with your mortgage, be aware

Due to a weak economy, the sub prime mortgage melt dawn or whatever the reason may be, the sad truth is that thousands of home owners around the Country already lost their homes and thousands of others are or will be in default and unable to continue making their mortgage payment.

As the numbers of distress home owner increase so as the opportunities for scam artist to take advantage of the situation, we hear and read story after story of how many of these home owners are falling pray to these unscrupulous individuals. Washington State Authorities believe this situation is getting so out of hand and in an effort to protect vulnerable home owners on this unfortunate situation, the Washington State Legislative past a new law in March called Distress Property Law witch will go into effect June 12, 2008.

Cowlitz County home owners if you are in the NOD (notice of default) list be aware, you will have more than one of these individuals knocking in your door trying to take advantage of your situation, don't be one more statistic of these scam artists. If you are not in the NOD list but are behind on mortgage payment or haven't been able to pay your taxes soon you will be on the list and have all kinds of people knocking on your door. Here are some tips you can take to protect your self;

• Be proactive and take action now! Contact your mortgage provider and explain your situation, don't way for them to call you. Keep in close contact with them.

• Read all letter/correspondence from them (your mortgage provider), ignoring the situation will only make thing worst.

• Be aware of scam artist! Don't sign your Deed or anything you don't understand. Avoid anyone who may offer a quick fix especially if they require up-front fee.

• Ask questions and keep detail notes. When talking to your lender or anyone else involved in the matter write down who, when and what was said. When communicating in writing, save your e-mails and use registered or certified mail.

If you don't take action you will lose your home, damage your credit and may even have difficult renting a home/apartment in the future. There are options out there talk to an attorney, housing counselor or local knowledgeable real estate agent to see what options you have.

Cowlitz County, Washington home sales monthly review for May, 2008

Here we are at the end of May already, a time to take another look at the Cowlitz County real estate market activity. For the first time since the beginning of the year the numbers are in the negative side, there are more than 30 active listings and over 20 less homes sold than last month. See the home sales from the last few months April, March, February and January.

Below is a break down for the Cowlitz County home sales, active, pending and contingent listings, average prices and days on the market.

Active listings 803 with 130 average days on the market and average price of $292,705.

Contingent listings 8 with 115 average days on the market and average price of $305,338.

Pending listings 46 with 127 average days on the market and average price of $225,686.

Sold listings 56 with 85 average days on the market and average price of $171,698.

And again the most competitive price range is $250,000 - $299,900 with 134 active listings, 3 contingent, 4 pending and 6 sold.

The more active price ranges are $200,000 -$249,999 with 14 pending, 5 sold and $120,000 to 139,999 with 10 sold and 7 pending.

As stats show the Cowlitz County market is getting tougher and tougher' a good reason to price your homes correctly if you don't want it sit on the market.
