Cowlitz County Market Activity
The real estate market activity in Cowlitz County for 2013 run its normal yearly cycle staring as usual very slow during winter, heating up during spring and summer and slowly winding down again during fall. One difference during 2013 compare to 2012 is that there was more buying activity, even though there was over 5% increased of new listings that came on the market, closed sales activity was greater with about 28% increased, and Pending sales were even higher with about 31% increased bringing inventory down about 13%.
At the end of December there were only 383 available homes in the market making it the lowest inventory since I started tracking the market in 2006. Days on market decreased over 11% from 95 days in 2012 to 84 days in 2013. Price per sq ft also increased over 7%. All these are good sign for sellers not so much for buyers. Low inventory, less days on market and increased price per sq ft are good indicators that home prices will eventually will go up as we already seen in some areas and price ranges in 2013.
Even though small but there is no doubt there was some encouraging improvements in the Cowlitz County real estate market during 2013 and we are expecting this trend to continue and have a even better 2014.
